青云山民俗旅游度假区 
一、项目单位简介
    青云山民俗旅游度假区由安丘市旅游局负责规划建设。安丘市旅游局是市政府直属事业单位，法人代表李清泽，下设青云山民俗游乐园、青云湖水上乐园、青云山旅游服务有限公司、旅行社4个旅游企业，现有干部职工300人，年经营收入1500万元。旅游局作为旅游行业主管单位和旅游企业经营的直接参与者，在政策、规划、人才、技术、经验等方面有着明显的优势。

二、项目内容
（一）项目内容
    青云山民俗旅游度假区位于安丘老市区东侧，新市区南面，以青云山为中心向四周扩展，规划面积10平方公里。利用山、水、林、田围合，注重自然生态环境营造，突出民俗特色，建设集旅游观光、休闲度假、健身娱乐、商务会展于一体的大型综合性旅游区。
（二）市场分析
    安丘市位于山东半岛中部，北距国际风筝都——潍坊市30公里，东距青岛150公里，自然和人文景观众多，年入境游客80万人次，是一个以民俗旅游为特色的区域旅游中心城市。距青云山民俗旅游度假区方圆150公里总人口2170万、200公里总人口4000万，客源充足，消费水平高，市场非常可观。
（三）投资及建设规模
    青云山民俗旅游度假区分近、中、远三期规划建设。总投资约为16亿元（包括已建成和在建的项目）。建设资金来源：一是靠自筹。截止目前，安丘市自筹资金已投入近2亿；上级扶持资金投入1000万。二是靠招商引资。

    安丘市是沿海开放城市之一，经济实力雄厚，交通便利，基础设施配套齐全。
（五） 济效益分析
    青云山民俗旅游度假区以其优越的自然生态环境，精品型开发建设，丰富的项目内容，合理的市场定位，突出发展休闲度假游和城市近郊游，符合旅游市场的发展方向。预计项目建成后年可接待游客160万人次，实现经营收入2亿元。

(1) Content of the Company
    Qingyun Hill Folk Customs Tourism Zone is located at the east end of Anqiu City planning to cover an area of 10 km2. It is a large-scaled mixture tourism zone including folk customs tour, spending holidays, practicing, entertainment, business exhibition and so on.
(2) Analysis of Marketing
    Anqiu is located at the central of Shandong Province. It is 30 km away from Weifang in the north, and 150 km away from Qingdao in the east. There is a lot of scenic ports in the city and attracting about 800,000 of tourists here. It is a tourist city with thick customs character.
